One of the greatest pains of being a Leaseholder and Landlord can be the constant feeling that the Service Charge Budget is not being managed correctly. Costs always increase with little or no control, and when the time comes for a large redecoration or major work, there are not enough funds to cover them.

QMS solve this by being completely transparent and providing quarterly budget updates to Leaseholders, Landlords, RMC and RTM directors as part of our Accounting service.

As part of these updates we discuss the maintenance plan for the next 6 months ahead so that should any work become a priority we can work together to find a working solution to cater for all maintenance activities with no additional cost to the Leaseholders. At year end we work to finalise the accounts and ensure they are registered on Company House as our role as Company Secretary.

Company Secretarial work also includes the provision of an address to register the RMC, RTM or freehold company at. As we manage all of your communications with Company House, uploading confirmation statements and amending director details as required is all part of the service.

Should you ever need QMS to look over any of your service charges budgets being provided to you by your Managing Agent because you feel the control is not in place and spend is unaccounted for and greater savings could be made, QMS also offer an audit service to help you challenge the costs and extract a greater service from your current provider.
